For landlords in Camberley and across Surrey, August 2026 is proving to be an important month for reviewing mortgage arrangements. Fixed-rate deals taken out several years ago are maturing, encouraging many landlords to explore their options before their existing rate ends.
At the same time, several lenders have recently reduced selected buy-to-let rates. Fixed-rate products remain popular because they provide a clearer picture of monthly mortgage costs, which can be reassuring when you are already balancing rent, maintenance, insurance and tax.
However, a headline rate is only one part of the picture. We understand that buy-to-let finance can feel overwhelming, stressful and confusing: especially when terms such as LTV, ICR and stress testing appear on the same page. So, let’s talk through the key points Camberley landlords should consider this August.
Recent industry research suggests that remortgaging landlords are driving much of the current buy-to-let activity.
According to Mortgage Solutions, 57% of leveraged landlords surveyed had arranged a refinancing deal during the previous 12 months. The article also reported that around eight in ten recent transactions were remortgages or product transfers, rather than loans for new purchases.
A product transfer simply means moving to a new mortgage deal with your existing lender, without necessarily switching provider.
This activity is partly linked to the fixed-rate cycle. Many landlords have come to the end of a fixed deal within the last two years, and a significant number have started arranging their replacement mortgage three to six months before the old rate expires.
That is an important lesson for Camberley landlords: don’t leave your review until the last minute. Starting early may give you more time to compare options, gather paperwork and deal with any valuation or affordability questions.
Several lenders have also reduced selected rates recently. The NRLA’s August 2026 buy-to-let update, correct as at 14 August, reported reductions from lenders including BM Solutions, NatWest, Accord Mortgages, Coventry for Intermediaries, HSBC, Santander, Paragon, Landbay and Aldermore.
For example, the update reported selected NatWest two-year fixed rates starting from 3.93%, while Paragon’s range started from 3.55% in certain circumstances. These figures are market examples: not personal recommendations or guaranteed rates. Lenders can change pricing, fees and criteria quickly, and the most suitable option depends on your property, borrowing, income, ownership structure and plans.

A fixed-rate mortgage keeps the interest rate unchanged for an agreed period, often two or five years. This can make budgeting easier and protect you from rising rates during the fixed term.
A tracker mortgage usually follows the Bank of England Base Rate, plus or minus a set percentage. Your payments can therefore rise or fall as the underlying rate changes.
Fixed-rate products continue to attract many landlords because certainty can be valuable. You may be planning for a new kitchen, a boiler replacement or a period when the property is empty. Knowing the mortgage payment can help you build a more realistic budget.
Some lenders are also offering more flexible features. Property118 reported that Paragon had reintroduced an option allowing eligible existing tracker customers to switch to an available fixed-rate product without an early repayment charge.
An early repayment charge, or ERC, is a fee that may apply if you repay or switch your mortgage during a specified period. A product without an ERC may sound attractive, but it could come with a different rate, fee or lending criteria. Always assess the complete cost rather than focusing on one feature.
Before applying for a new buy-to-let mortgage in Camberley, calculate what the property is realistically expected to produce.
The first figure to consider is gross rental yield:
Annual rent ÷ property value × 100 = gross rental yield
For example, if a property is worth £300,000 and achieves rent of £1,750 per month, the annual rent is £21,000. The gross yield would be 7%.

The stressed annual interest would be approximately £14,438. At 125% coverage, the rent required would be around £18,047 per year, or approximately £1,504 per month.
If the lender used a higher ICR requirement, the rent needed would also increase. The precise calculation varies between lenders and may depend on factors such as your tax band, whether the mortgage is in a company name, the product term and the property type.
This is why a mortgage that looks affordable using the actual pay rate may not pass a lender’s stress test. If the figures are tight, possible routes may include reducing the loan-to-value, reviewing the expected rent with a local letting agent or considering a different lender’s criteria. None of these routes is automatically right, so we would talk you through the implications carefully.
A low headline rate can sometimes come with a large product fee. This may be a fixed amount or a percentage of the mortgage advance.
For instance, a 3% fee on a £250,000 mortgage would be £7,500. That could outweigh the interest saving from a slightly lower rate, depending on the mortgage term and your plans.
